The handover photos never show the garden
You have the keys, the pool is filled, the terrace furniture has arrived, and beyond it lies a rectangle of compacted builder's ground. Rubble under the surface, dust in the air, a slope that nobody quite finished, and irrigation pipework that may or may not reach the corners. It is the one part of the villa that looks unfinished from every window.
Rolling turf straight onto that ground is where most new gardens go wrong. Cyprus soil is often thin, stony and hard-packed after construction traffic, and summer heat is unforgiving to a lawn whose roots never had anywhere to go. Water pools in the low spots, edges scorch first, and within a season the green carpet has turned into patches you keep trying to rescue.
There is also the question of how much lawn you actually want. Water is a real constraint here, restrictions apply in parts of the island, and abstraction from boreholes or rainwater capture is subject to permits, so the size, shape and grass type of your lawn is a decision worth making deliberately, before anything is laid, rather than discovering it the following July.

Typically we assess the soil and drainage, clear construction debris, adjust levels and falls, improve and prepare the seedbed, confirm that irrigation coverage reaches every part of the intended lawn, then lay the turf and firm it in. The exact sequence depends on what we find on site, which is why we look at the plot before proposing anything.
For a typical villa garden the laying itself is usually quick, while ground preparation is the part that varies most, it depends on soil condition, levels, access for machinery and whether irrigation needs work. We give an indicative range once we have seen the site; we do not commit to a completion date before a proposal exists.
Every garden is priced individually, because area, ground condition, access, levels and irrigation differ on every plot. We start with a free initial consultation, look at the site, and then send you a written quotation. You will not find a figure on this page because a number without a site visit would not be an honest one.
It depends on sun and shade across the plot, the irrigation available, and how the lawn will be used, a play area for family visits is a different brief from a formal green frame around a pool. We talk through warm-season options suited to Mediterranean summers and, where appropriate, suggest reducing the lawn area in favour of planting that copes better with heat.
Yes. Sloping plots are common here and usually need shaping, retaining or terracing so that water stays where it is useful rather than running off. This is decided on site, the terracing and drainage approach is part of the design conversation, not an afterthought.
A newly laid lawn needs consistent watering while it establishes, and we set out a watering approach with you as part of the handover. Irrigation rules differ by area and can change, restrictions have been announced in some regions, so we work within the rules that apply to your property. Boreholes and rainwater harvesting are permit-dependent in Cyprus and are never something we treat as automatically available.
Yes, ongoing maintenance is a large part of what we do, and many villa owners hand the garden over to us on a regular schedule, particularly if they are not on the island year-round. Mowing frequency, feeding and seasonal work are agreed as part of the maintenance arrangement.
We work regularly alongside architects, developers and hospitality operators, and it is easiest when we are involved before the hard landscaping is finished, levels, drainage routes and irrigation runs are much cheaper to get right at that stage than afterwards.
Milder periods are generally kinder to a new lawn than the peak of summer, because establishment is less stressful for the grass and less demanding on water. That said, timing usually has to fit around the build programme, and we will tell you honestly what the trade-offs are for the window you have.
